General

Conveyancing North provides a fee + disbursements conveyancing package fully supervised by a practising Solicitor. The fee of $990 applies for sale or purchase of an existing property. This fee does not include the disbursements which are the searches on the property and outgoings on the conveyance which need to be undertaken to complete the transaction. Disbursements are usually around $300.

For off the plan purchases, the fee is $1250 + disbursements.

 

Inclusions

If you are purchasing, your fixed price starts with advice on the contract of sale. You will be able to discuss this advice at your appointment and you will also receive a written copy of the advice.

If you choose to proceed to exchange, then we will exchange the contracts for you and undertake all the conveyancing steps required to take your purchase through to settlement, and any steps required to be taken post settlement. You will be kept informed of the progress of your purchase throughout the conveyance. We will discuss the appropriate searches required for your property and the costs of these searches. An average cost for the searches is around $300 for purchase of a house and $400 for a strata purchase. You may wish to do a pre exchange strata search which is around $275. We will ask that you pay for the cost of the searches at the time that they are done. Our fee of $990 + disbursements is paid at settlement.

If you choose not to proceed with your purchase before your exchange, then the cost to you will be $66 including GST. If you choose not proceed after your exchange then the cost to you will be $425 including GST.

If you are selling your home, we start with the preparation of the contract. We will order the searches that are required by law to be included in your contract of sale. We will handle the negotiations on the terms of the contract before contracts are exchanged and then keep you informed of the steps we are taking as your matter progresses to settlement. The cost of the contract preparation varies depending on the number of documents required to collate the contract, and is from around $300. Your account is paid on settlement.

If you decide to withdraw your house from sale after we have prepared the contract for you we will ask you to pay for the searches that we have done on your behalf and also for our fee will then be $425 including GST.

 

Exclusions

Our fee for off the plan sales or purchases is $1250 + disbursements. You will be given a quote for expected costs on this type of sale or purchase. Our $990 fee + disbursements package is only available for either Torrens Title or Strata Title properties that have already been built. You will be given a quote for conveyance for other types of Titles.

 

 

Extraordinary Circumstances

If your conveyance includes extraordinary complications which require us to do extra work over and above what we would normally do for an average conveyance, then we will discuss with you the need for us to include an extra reasonable charge on your account. An example of this might be that the seller refuses to complete the sale, on the scheduled completion date. There may be extra work involved in setting up the new settlement date, and usually this additional cost would be $44.
